Retail Tenants Announced For City Park

The Shopping Center Group, one of the largest, privately owned, retail real estate advisory firms in the United States with offices coast-to-coast,announces the initial retail line-upset to serve City Park, a 170-acre mixed-use community, as well as the surrounding Charlotte Douglas International Airport submarket. Known as City Park Village, the $6 million center features two retail buildings totaling nearly 11,600 square feet at the primary entrance to City Park along West Tyvola Road. Construction is currently underway.

“The City Park community is surrounded by commercial activity including the U.S. Department of Veterans Affairs’ 295,000-square foot outpatient healthcare center scheduled to open in Aprilas well as the headquarters for Sealed Air Corporation,” explains Darrell Palasciano, leasing advisor, The Shopping Center Group.“A site that used to host basketball games and concerts will now be a live-work-play mecca for Charlotte’s busy west side.” The Shopping Center Group is the exclusive leasing agent for Aston Properties’ City Park Village. Pope & Land Enterprises is the master developer for the mixed-use community that is located on the former site of the Charlotte Coliseum.

Currently nearly 90% leased, City Park Village features a tenant line-up that includes Panera Bread, Chipotle Mexican Grill, Starbucks andFirehouse Subs. Tenants are expected to open this fall.

An additional 1,575 square feetis available. “We are seeking retailers and service providers – such as a salon, spaor specialty fitnesscenterto serve the significant daytime population, as well as current and future City Park residents,” addsPalasciano. Retail pads are also available fronting West Tyvola Road.

City Park also includes City View with 284 apartment homesthat havebeen more than 95% occupied since completion in 2016 with another 200 units currently under construction. Ryan Homes is building 24 townhomes adjacent to City View. A 204-key,dual-brand Residence Inn &Fairfield Inn is open.

Aston Properties acquired the 2.56-acre site for retail at the corner of West Tyvola Road and Potomac River Parkway that sees more than 22,000 vehicles daily. The daytime population within a five-mile radius of City Park is more than 192,000. The average household income within a mile is more than $75,000.
